Re-Stumping and Floor Levelling

If your floors or walls are out of level, maybe slopping or have a “bounce” what can be done?

The construction of some homes and buildings use stumps, piers or dwarf walls to support the floor structure, These supports are usually made of timber, brick or concrete. The supports are usually only placed on the surface of the ground under the building or only shallow excavations so not well founded. For a number of reasons over time these stumps or piers can change in level having an effect on the internal floor and walls. 

Some of the reasons the level may change are:

  • Moisture change, drought or large trees can cause the soil to shrink through loss of moisture causing the soil to settle.
  • Poor stormwater management or broken pipes.
  • Rotten timber or white ant damage.
  • Split or broken bearers or joists timbers.

What can be done:

  •  Replace rotten or damaged timber stumps or piers with brick or concrete.
  • Adjust the level of the supports to re-level the floor and walls 
  • Replace the supports with a steel beam and eliminate the need for these supports.
  • Repair or improve the stormwater drainage to direct stormwater away from the house or building.
